1. Texas property tax is local
The Texas Comptroller states that Texas has no state property tax. Local taxing units set rates, so a universal Dallas rate is a poor substitute for the actual property.

3. Check whether the seller has a residence homestead

4. Understand the 2026 non-homestead circuit breaker
As of October 7, 2026, the Comptroller says Tax Code §23.231 limits certain annual increases in appraised value for qualifying real property that is not a residence homestead. For 2026, the listed maximum eligibility value is $5,320,000, subject to statutory exclusions.
The Comptroller's current page says the limitation expires December 31, 2026. Do not carry the rule into 2027 by assumption. Re-check current law, the appraisal record and the new notice before relying on post-2026 treatment.

5. An appraised-value limit is not a tax-bill cap
Even when a limitation applies, taxing-unit rates and exemptions still matter. Do not say taxes can only rise 20%; the current guidance describes an appraised-value formula, not a guaranteed tax-bill increase.
